Enterprise is an established community just west of Deltona, with a housing stock dominated by 1980s and 1990s construction on wooded lots. From June through October, Central Florida gets near-daily afternoon thunderstorms — and that wet season is when Enterprise homes mold. This is the prevention checklist that keeps a 1980s home dry through it.
The Wet Season in Enterprise
Summer storms do three things to Enterprise homes:
- Saturate the ground around foundations, raising crawl space humidity.
- Test every roof and flashing — a 1990s roof on its second life is due to leak.
- Overwhelm gutters under mature tree canopy, dumping water down siding and into the foundation.

The Mature Tree Factor
Enterprise's lots are shaded by large oaks — beautiful, but they keep walls and roofs damp longer after every storm.
- Trim branches back from the roof.
- Clean gutters at least twice a year — clogged gutters under canopy dump water down the siding and into the foundation.
- Keep the roof free of leaf debris — a debris-covered roof stays wet long enough to grow mold on the shingles and in the attic sheathing.
Crawl Spaces and Aging Plumbing
Many Enterprise homes from the 1980s have crawl spaces or partial crawl spaces. In a wet summer, ground moisture migrates up into the subfloor.

The AC and Humidity

- Change filters monthly during summer.

- Inspect the roof and flashing.
