Doral is one of Miami-Dade's newer cities — largely master-planned construction from the 2000s and 2010s, with a grid of lakes and canals. The Tight-Envelope Problem
Modern energy codes created building envelopes that barely breathe. When the AC is off — a vacation, a power outage, the brief South Florida winter — humidity climbs fast and mold grows in ductwork, on AC coils, and in closets with no airflow. The first sign is often a musty closet or an AC that smells when it first kicks on.
Prevention:
- Run the AC or a dehumidifier even when away. A tight home with no dehumidification grows mold in days.
- Inspect the AC coil and drain pan annually. Tight envelopes push more condensation through the AC.

Irrigation: The Hidden Moisture Source
Doral's extensive irrigation and canal-front lots are a major hidden moisture source:
- Overspray from irrigation hits siding nightly, soaking stucco and feeding mold behind the wall.
- Canal-front lots sit on a high water table that keeps the ground damp.
- Misaligned sprinkler heads can wet the foundation for years unnoticed.
Prevention:
- Inspect and adjust sprinkler heads so they water the lawn, not the house.
- Check that water directs away from the foundation.
- Watch exterior walls behind irrigated landscaping for discoloration.
