Florida's summer thunderstorms are a fact of life in Daytona Beach — and so are the roof leaks, window leaks, and flooded yards they bring. What many homeowners don't realize is that mold can begin growing within 24 to 48 hours of water intrusion. That means the actions you take in the first two days after a storm determine whether you'll have a small cleanup job or a full mold remediation project.

Here's how to act fast and stop mold before it starts.

The 48-Hour Rule Explained

Mold spores are everywhere in Florida's air. They're dormant until they encounter moisture. Once a surface stays wet for 24–48 hours at Florida's summer temperatures (75–90°F), mold colonization begins. After 72 hours, the growth is usually visible. After a week, it's spread behind walls and into insulation.

Your goal: dry everything within 48 hours.

Step 1: Stop the Water (0–2 hours)

  • Identify and stop the source — a roof leak, a failed window seal, a backed-up drain.
  • Place a bucket under active drips. Move belongings away from wet areas.
  • If water is entering through the foundation or crawl space, check that your sump pump (if you have one) is running.

Step 2: Remove Standing Water (2–6 hours)

  • Use a wet/dry shop vacuum to extract pooled water.
  • Remove saturated rugs, carpets, and cardboard boxes — these hold moisture and feed mold.
  • Throw away anything porous that's been soaked and can't be dried within 48 hours (cardboard, pressed wood, ceiling tiles).

Step 3: Dry and Dehumidify (6–48 hours)

  • Set up box fans and a dehumidifier in the affected area. Aim fans at wet surfaces and run them continuously.
  • Open windows only if outdoor humidity is below 60% — in Florida summer, it usually isn't, so keep them closed and rely on AC and dehumidifiers.
  • If drywall or insulation is wet, you may need to cut away the wet section to allow the wall cavity to dry. Wet insulation that stays wet past 48 hours will grow mold — and you won't see it until it's spread.

Step 4: Clean and Disinfect (24–48 hours)

  • Wipe hard surfaces with a mixture of detergent and water. Avoid bleach on porous surfaces — it doesn't penetrate and only bleaches the surface, leaving roots intact.
  • Apply a commercial antimicrobial to surfaces that were wet but not visibly moldy.

When It's Too Big to Handle Alone

If the water intrusion affects more than 10 square feet, has soaked into walls or flooring, or has been present for more than 48 hours, call a professional.
