Orange City Mold Prevention: Tight New-Build and Older-Home Playbook
Orange City has one of the widest housing-age ranges in Volusia County — from historic homes near the center to large master-planned developments built in the 2000s and 2010s. That range means mold prevention here comes from opposite directions: older homes leak and settle, while newer homes trap humidity too efficiently. The playbook is different for each.
Older Orange City Homes (pre-1990)
The risks are familiar: aging roofs, crawl spaces, single-pane windows, and original plumbing. Mold hides behind plaster and in wall cavities after decades of minor leaks.
Prevention priorities:

- Inspect plumbing behind walls for soft spots and discoloration.
- Inspect the roof and flashing annually.
Newer Orange City Homes (2000s+)
Newer construction has the opposite problem: it's built too tight. Modern energy codes created envelopes that barely breathe — great for AC bills and terrible for humidity. When the AC is off, humidity climbs fast and mold grows in ductwork, on AC coils, and in closets.
Prevention priorities:
- Run the AC or a dehumidifier even when away. A tight home with no dehumidification grows mold in days.
- Inspect the AC coil and drain pan annually. Tight envelopes push more condensation through the AC.
- Watch closets and interior rooms with no airflow — the first places mold appears in a tight home.
- Verify bathroom fans vent through the roof, not into the attic.
