Kendall is classic South Florida suburbia — single-family homes on irrigated lots, mature landscaping, and a housing stock spanning the 1960s to the 2000s. That suburban profile creates a predictable wet-season mold cycle that prevention can largely head off.

The Wet Season in Kendall

From May through October, South Florida gets near-daily thunderstorms — sometimes inches in an hour. In Kendall, that water does three things:

  1. Tests every roof and flashing — an older roof is due to leak.
  2. Saturates irrigated lots and raises ground moisture against the foundation.
  3. Overwhelms gutters under mature landscaping, dumping water down siding.

Irrigation: The Hidden Moisture Source

Kendall's suburban lots run irrigation nightly. Overspray hits siding, window frames, and stucco, soaking the wall and feeding mold behind it. Inspect and adjust sprinkler heads so they water the lawn, not the house. A wall wetted nightly for years is a prime mold location.

The Roof and Gutter Cycle

Older Kendall roofs from the 1970s–1990s are often on their second or third life. Inspect the roof and flashing annually — a leak you catch in spring is a $200 repair; the same leak after a September storm is a $5,000 mold job. Clean gutters at least twice a year — Kendall's mature trees fill them fast.

The AC and Humidity

Crawl Spaces and Slabs
