Why Crawl Spaces Get Wet in Florida

Prevention: The 4-Step Fix

1. Install or Repair a Vapor Barrier

A proper vapor barrier covers the entire crawl space floor and extends 6 inches up the walls, with seams overlapped by 6 inches and taped. A 6-mil or thicker polyethylene sheet is the minimum; 10–20 mil is more durable. This blocks the majority of ground moisture evaporation.

2. Improve Exterior Drainage

  • Extend downspouts at least 6 feet from the foundation.
  • Regrade soil so it slopes away from the home.
  • Install a French drain if water consistently pools near the foundation.

3. Seal and Condition the Crawl Space

Modern best practice in humid climates is to encapsulate the crawl space: seal the vents, insulate the walls, and condition the air with a dehumidifier or a supply vent from your HVAC system. This prevents humid outdoor air from entering and condensing.

4. Monitor Humidity

Place a hygrometer in the crawl space and check it weekly during rainy season. Keep humidity below 60%. If it climbs, add a dehumidifier sized for the crawl space volume.
